Agency Disclosure: James L. Johnston is acting as a Transaction Broker, with the commission being paid by the Seller. The farm will be offered at auction on April 1 @ 7 pm at the Johnston Auction Center on Hwy. 24, Madison, MO.
REAL ESTATE TERMS & CONDITIONS:
1. 114 Acre farm, Farm is located 5 miles north of Madison on Hwy 151, then west on CR Rd 1160; (Twp55N, Rang 12, Section 23, Monroe County, Missouri) It will be offered at 7 pm at the Johnston Auction Center, Hwy 24, Madison, MO. Please call to make appointment to view the property.
2. Buyer(s) and Buyer's Agent(s) must have made all inspection prior to auction time. The Property sells "AS IS" with no guarantees. Buyer will be operating on his own judgment. The property will be sold "AS IS" with no buyer's contingencies (such as inspections or financing approval.). The property is in the flood plain of Salt River.
3. Buyer(s) will pay $5,000 down in escrow day of the auction and remainder due at closing within 32 days. The down payment is non-refundable
4. Buyer(s) and Seller will sign a standard MAREP contract day of auction; Seller will furnish a Warranty Deed. The cost of the Title Insurance and Closing costs will be split equally between the Seller and the Buyer; the Buyer will be responsible for any Lenders Policy and all expenses pertaining to any loan.
5. Real Estate taxes for 2020 were $202 and will be prorated at closing.
